Asphalt pavement maintenance falls into three categories:
- PREVENTIVE MAINTENANCE:
This is the most effective strategy to extend pavement life and save money in the long run. Preventive maintenance involves treating the surface when the asphalt is in relatively good condition. From sealing small cracks to sealcoating entire parking lots, preventive maintenance addresses minor issues before they become major ones. - CORRECTIVE MAINTENANCE:
We perform corrective maintenance when the pavement needs repair. It is usually more costly and more disruptive. Repairs include structural overlays, mill and overlays (mill and fills), minor pothole repair, and patching. We often call corrective maintenance “reactive” maintenance. - EMERGENCY MAINTENANCE:
When a pothole or blowout (big, nasty surprise) occurs, we repair that immediately for safety reasons or to allow traffic to use the roadway or parking lot. When time or weather require it, we also execute temporary treatments that hold the surface together until we can complete more permanent repairs.
